| FORECLOSURES Today's buyer's are not the one's from a few years ago. They are seasoned investor's and all cash or majority cash buyer's. You must have an agent that knows the different market's and what and where people are buying. Many believe that buying a foreclosure is going to get them the best deal. This is not necessarily true. Foreclosures, a lot of times, are in need of serious repair. If you were planning on financing your home, good luck on getting your loan approved. Banks as the owner's of these foreclosures, are looking for the highest bidder with the most cash. SHORT SALES Short sales are usually just as good of a deal or even better in some case. The owner a lot of times, still occupies the property so the property is in a livable condition. A lot of people, (Buyer's and real estate agents)have been misinformed about short sales. What buyer's need to know is that most agent's have no idea where to start or how to do a short sale. I'm sure you heard that the bank takes long to respond which is true, but getting the house you want at a great price should be worth the wait.
